lease extension

Chartered Surveyors specialising in leasehold enfranchisement since 1978

Boston Radford
Significant instructions we have undertaken
Albert Hall Mansions, Kensington
Settled in 2008 and involving four blocks with a total value of just under £200,000,000 this is by far the most valuable collective enfranchisement claim that has been served. We were instructed after the client found it necessary to replace their previous surveyors. With less than a month before a Leasehold Valuation Tribunal hearing; we managed to avoid the litigation by negotiating a highly profitable settlement, saving the client around £7,000,000 in the process.
Lincoln House, Knightsbridge
With a combined value of over £40 million this was another significant enfranchisement of almost 50 flats in a prime location within Knightsbridge. The overall saving to the client was over £6,000,000.
Eaton Square, Belgravia
Probably the most celebrated residential address in the world, where we have acted for around a dozen tenants, including a maisonette of over 11,000 square feet in the favoured north section, considered to be the most valuable maisonette in London

Oakwood Court, Holland Park
The largest mansion block in Kensington where we have acted for a substantial number of clients to acquire lease extensions.

Chester Close North, Regents Park
A mews created by the Crown Estate close to Regents Park where we acted for virtually every house in acquiring lease extensions.

Regency Lodge, St Johns Wood
This is a substantial mansion block within St Johns Wood where we have now acted for approximately 30 clients in individual lease extension claims. Our first involvement was in a group action which ended at the Lands Tribunal where we gave evidence in a case now referred to as the Nailrile decision. The outcome was a resounding success for our clients.

Cadogan Square and Lennox Gardens, Knightsbridge
The two finest residential addresses in Knightsbridge, where we have acted in respect of two entire houses and more than twenty flats and maisonettes.

Chester Square, Belgravia
Considered by many to be the most desirable garden square in Belgravia, we negotiated the enfranchisement of six different houses.

Hyde Park Gate, Kensington
One of London’s truly exclusive addresses, comprising just a handful of extremely high value houses. We have successfully negotiated the enfranchisement price for two of the most valuable.

Brymon Court, London W1
In this case we advised the head leaseholder during a collective enfranchisement of a block of 12 flats with a freehold value of around £10,000,000 in order to ensure the appropriate apportionment of the premium between freeholder and head lessee.
The Tower House, Holland Park
Built between 1876–1881 by artist William Burgess for his own use, this extraordinary Grade I house has always attracted interest. It was once owned by actor Richard Harris and later by our client, one of the most important rock guitarists to have emerged from the 1960’s.
Thurloe Square, Knightsbridge
One of Knightsbridge’s most highly regarded residential squares where we have successfully negotiated the enfranchisement price of seven buildings.
Apsley House & Wellington House, St Johns Wood
These are two more substantial mansion blocks in St Johns Wood where we have for almost the last ten years acted in numerous lease extension claims.

Kingsmill, St John’s Wood
A block of 48 flats in St John’s Wood where we successfully negotiated the collective enfranchisement price.

8 Kensington Palace Gardens
The only apartment block in this internationally famous private road known as "Millionaire’s Row" designed by "starchitect" Colonel Richard Seifert, where we have successfully negotiated a lease extension involving a saving to the client of over £1,000,000.

Draycott Place, Chelsea
We negotiated on behalf of the tenants the collective enfranchisement of this 6 storey block comprising 12 flats, achieving a significant saving on their behalf.

10-72 Sussex Square, Bayswater
A block comprising 62 flats where we were instructed by the majority of tenants and negotiated settlements in all cases.
Chelsea Square, Chelsea
Chelsea’s premier residential square (and interestingly the original "Trafalgar Square") where we have negotiated the enfranchisement price of several important buildings.

27-29 Sloane Gardens, Sloane Square
This collective enfranchisement block was part of the landmark House of Lords decision known as Cadogan v Sportelli and just one of several instructions we have dealt with in Sloane Gardens.

The Arena, Nottingham
Although we specialise in Central London we have also acted in some significant claims outside of London including this, which was the collective enfranchisement of 97 flats in a modern, purpose built block. Prior to this we had advised the same client in respect of two other collective enfranchisement within the same area, Royal Standard House (30 flats) and City Point (28 flats).
